This has been a long time in the making and god know where to begin so il just type away as it comes to me and hopefully it will make sense.

I wanted a proper place to keep my cars and to fully kit out to cover any and every task possible that is car and bike related as well as a cool place to hang out etc with like minded enthusiast but at the same time work for me finically in some way to help cover my over price "Man Cave".

After over a year of trying to find a decent sized warehouse in reasonable spot for ease of access, a deal was made finally.

As above, yup over a whole year! I had nothing but trouble every time as soon as I mention motor trade related use. If you own a business or work in the motor trade or near one in an business park?, then your understand why.

So with all this said, with a lot of to and from negations, a deal was done base on me personally and all privately funded by me to, so please bare with me as this goes as this isn't a biss/company funded unit.


Now to the more gritty stuff, the place is a total poo hole, been empty for over two years because its such a poo hole. I was only able to get this based on pretty much the fact no one wanted to take on a unit in the state it is and the fact its sitting unused for so long, so short story now being they accepted motor trade related use even tho im not technically a repair shop and wont have countless of cars overflowing the business park.

Everything your going to see etc is all done by me, funded by me and whilst still going about my day to day working, time with my child/family etc and so.

Ps, If you've been wondering why there been no R3 updates, now you know why, I've been at this since September!

I'm loving the whole concept of this and am intrigued to know how you avoid having to pay business rates.

Last time I was involved with someone trying to do similar, they were advised to make it a charitable trust - but I don't think that came to anything.

The rates are pretty big, the combined units are 3,900sq/ft, it’s rounded down £17,000 per year rateable value by the council and my units like everyone’s is open info to the public on the gov web site.

The business rates on the building attached to our home was just under £10kpa, that's the size of the bill not the rateable value :shock:

At the time there was no power, no heating and no water supply to any part of that building - and no heating in the house either :(

We had the Rating & Valuation guys out and made a case that we were not going to re-instate the building as a commercial operation (It was most lately a Cafe and Restaurant, and Art Gallery, and Beauty Consultants, and...). Their initial response was that the only way we could avoid being hit with the £10kpa Business Rates bill was to take the roof off :shock: :shock:

Anyway, someone in the Rating & Valuation office got a bit more creative and asked us "If we intended to use it to store our lawnmower?"

We could take a hint and the answer was obviously "Yes".

The building is now rated as "Domestic Storage" and the square footage is just added to that of our home, increasing the house rates (not Council Tax in NI) by about 20%.

The added bonus here is that the water supply was metered, as are all commercial premises, and NI Water had been trying to come after us for £4.5k of outstanding water rates. Not only did we have evidence that we weren't liable for any debts incurred by the previous owners but having that building rated as Domestic Storage meant that we also weren't liable for the £600pa standing charge on the supply going forwards. There are no metered water charges of domestic supplies in NI.

Anyway, there might be an opportunity for you to have your man cave revalued as non-commercial, if you can prove that you're not running a business.

I have been looking into it etc, but it will be business use too. “Other company” has been refigured on charges based on section uses under similar wording.

I’ll be working with a company that will help reduce it, but this can only happen once I’ve finished the place.

Meanwhile the council are cashing in...

This celling was proper bodge job! Partition wall only upto a fake drop/hang office tile roof covering and sealed to it followed by the lighting power feed coming off the old higher up fixed light feed, nice.......

Time to start removing the huge seventeen foot long roof/floor joist. This was not as easy as you’d think, as it’s just me on my own at nights doing all this plus they are 14 feet up off ground level. No near death accidents so far...

Nearly there now!

You may notice, it’s gone from dark outside the windows to day light. I was at it all night and by the last picture it was now 6am and time to go home, shower, eat and back out to my work! As I’ve said further up the page, this is all me doing this alone at eve/nights after all my other responsibitys I have each day.

Thanks, if you knew how much this is p/m in total with all other bills etc, you would change your mind, lol.

I’m thinking of putting a pool table in, haha. Already got my eye on a retro arcade machine which is pc based with 1,000 old school classic games pre install.

89 in couple of weeks too... My blood is 90% caffeine!

Carpet ripping out time.. This was a nightmare to pull up, glued with cement probably.

That it is... And thanks. I didn’t keep count of the hours spent so far.

That lot took me seven weeks todo when I originally estimated three.

Mainly took me so long as I was trying to save as much as poss of the decent wood for re-use.

Following on was a huge clean up and de-nailing of as much wood as poss.

Then to cut out the remainding metal railings upstairs.

Now I have a huge hole / blank canvas etc, time to get on with the rebuild.

This was a bit scary todo single handed at night, as if I fall over the edge, no one would of known/noticed till at least lunch time that I had died, lol.

Que the recycled wood!...

Ps, This really shouldn’t be done single handed, but I do like a challenge.

Total near death experience to this stage, three and counting.
